This 2-storey side extension at Victory Gardens, a Victorian end of terrace property, will create an ‘old meets new’ fusion with extensive glazing, as well as exposed glulam timber frames. We are carrying out the glulam modelling for stability alongside John Hartley Surveyors for this scheme, which has an estimated build cost of £300,000.

PRO Structures is also working on another fusion extension for a Victorian terrace, this time on Westhall Road in Bath itself (pictured). The owner of this Victorian 2-storey end of terrace house wants a contemporary designed three-storey extension to the rear of the property with a loft conversion over the existing roof area.

This will require a degree of lightweight steel framing, from ground to first floor level, to achieve both stability and aesthetics to create a stunning open plan ground floor architectural vision. The superstructure build above this level is of traditional timber frame construction.

The client is striving to obtain designed U-valleys in line with Passive House specifications and the consultant team is working together to achieve this aim. We estimate that work will commence in summer 2023, with a likely build cost of £275,000.
